What is conveyancing?

Conveyancing is the act of transferring rights of a property from one person to another. It is normally carried out by a solicitor or licensed conveyancer.
 
Once an offer is accepted on a property, the buyer gives the contact details of their solicitor or conveyancer to the seller’s estate agent so the legal process can begin.

Conveyancing is a thorough process with a number of stages, including;
  • checking with the Land Registry to ensure that the seller is the legal owner of the property and is authorised to sell it
  • local authority searches to make sure there is nothing that the buyer should be aware of before proceeding with the purchase, such as a new motorway which is due to be built beside the property
  • examining the lease, if applicable, for any special conditions or service charges that may apply to the property
  • and confirming that there are no on-going land disputes 
The process can take up to 12 weeks, but the average time is usually around 8 weeks. Once conveyancing has been completed, contracts can be exchanged and a date for completion is set.
